If you are considering purchasing a Tucson Home that has a private Septic System you will want to make sure it is inspected and in good working order before buying the property.
 
In Fact, this is such an important inspection issue that the Purchase Contract states: “If the premises are served by a septic or alternative system, the Arizona Association of REALTORS® On-site Wastewater Treatment Facility Addendum in incorporated herein by reference.”
 
This addendum addresses the inspection, repair and transfer of the Septic System from the Seller to the Buyer. Basically the addendum says that the Seller shall have the Septic System inspected at their cost and make repairs (up to a limit) to make sure the system meets all requirements and is in good working order. It goes into lots of detail but that’s it in a nutshell.
 
So, if there is a Septic System serving the Tucson Home you are buying, make sure that this Septic System Addendum is included in the paperwork you sign.
